Water is the most common source of major damage in Buffalo-area homes, usually from a frozen pipe, a failed sump pump, an ice dam or a roof that gave up quietly. The damage itself is often repairable. The bigger obstacle is that visible mold tends to stop conventional financing.

Why financing stalls
Appraisers are instructed to note conditions affecting habitability and safety, and visible mold or active water intrusion reliably triggers that. FHA and VA appraisals are stricter still. The practical result is that a house with an unresolved water problem loses most of the buyer pool before it is ever shown.
Remediating first restores that pool, and for a contained problem in an otherwise sound house that is frequently the better economic decision. Where remediation is extensive, or where the source has not been fixed, an as-is sale avoids paying for a repair you will not benefit from.

- The source, and whether it has actually been stopped
- How long materials were wet, which determines whether drying was ever possible
- Extent behind finished surfaces, especially in finished basements
- Whether the mold is a surface condition or has reached framing and subfloor
- Insurance history on the property, since prior water claims affect future insurability

Do I need a mold test before selling?
Not for us. If you already have a report, share it. If you do not, we will assess visually and price with appropriate caution.
My basement floods every spring. Is that disqualifying?
No. Chronic basement water is extremely common in this region and is usually a drainage and grading issue rather than a structural one.
Should I file an insurance claim first?
That depends on your deductible, your claim history and whether the loss is covered. Sudden and accidental water is often covered; long-term seepage usually is not. Ask your agent.
Can you close before remediation?
Yes. We do not require remediation to be completed before purchase.
