Clarence ranges from historic properties in Clarence Hollow, to established homes around Clarence Center, to substantial newer construction on large lots across the town. Many parcels are on well and septic rather than municipal services, and lot sizes are generally larger than in the inner-ring suburbs.

The newer, larger homes rarely need a cash buyer. The older Hollow properties and long-held farmhouses are a different matter, particularly when systems have not been touched in decades.
