We are a husband-and-wife company in Western New York. Not a franchise, not a call center, not a national brand with a local phone number. When you reach out, you are talking to the two people whose names are on the door.

Why we do it this way

We are Adolfo and Yulia. We buy houses in Western New York, and we built this company around a problem we kept running into long before we had a name for it.

What we kept noticing was how little information homeowners actually had at the moment they needed it most. Someone inherits a house three hundred miles away and gets six letters in a week, each with a number and none with an explanation. Someone falls behind on payments and doesn’t know that free housing counseling exists. Someone spends eleven thousand dollars on repairs before finding out the roof was the only thing that mattered.

None of that is a real estate problem. It is an information problem. So we built the company around solving that one first.

What that means in practice

Every conversation starts with what you are trying to accomplish, not with a number. We explain how an offer is built, input by input, so you can check our work. And when the honest answer is that listing with a licensed agent would put more money in your pocket, we say so and hand you a referral. We keep no fee for that.

It is a slower way to build a business. It is also the only version of it we would be comfortable describing to our own family.

Why we tell people not to sell to us

A cash offer is a good answer to a specific problem: condition, timing, or capacity. If your house is financeable, shows reasonably well, and you can tolerate a few weeks of uncertainty, the open market will usually pay you more than we can responsibly justify. Pretending otherwise would mean either overpaying or misleading you, and we are not interested in either.

Homeowners who get a straight answer come back when their circumstances change, and they tell their neighbors. That is the whole strategy.

What we are not

Home Options WNY is not a real estate brokerage, agent or fiduciary. We do not represent your interests in a negotiation the way a licensed agent represents a client, and we do not provide legal, tax or financial advice. Any purchase is governed by a separately negotiated written agreement and remains subject to title and property review. We will tell you to get your own attorney, and we mean it.

Housing here changes street by street. A 1912 double in North Buffalo, a mid-century ranch in Snyder and a farmhouse on five acres in Clarence are three entirely different transactions, and blanket advice about any of them would be worthless.
