Four steps, and what actually happens in each one

Nothing about reaching out commits you to selling. Here is exactly what happens after you contact us, what we need from you, and what you should expect from us at every stage.

    Tell us about the property

    Address, general condition, your timeline and what you are trying to accomplish. This takes about two minutes through the form, or one phone call. There is no fee and no obligation to continue, and we will not add you to a mailing list.

    We do the homework

    We review recent comparable sales, estimate the repair scope, look at holding and transaction costs, and check for the title and municipal issues that tend to surface later. We will usually have follow-up questions and will often want to walk the property. This is where most of our time goes.

    We show you the options in writing

    You receive a plain-language summary of the realistic paths for your property, our honest read on which looks strongest, and — where an as-is purchase makes sense — an offer with the five inputs behind it laid out. If we think listing nets you more, that is what the summary will say.

  4. 4

    You decide, on your schedule

    Take it to your attorney, get a second opinion, list the house instead, or do nothing. If you move forward, the purchase remains subject to title review, property review and a signed written agreement. Our number stays valid while you check it.

Expectations

What we will not do

  • We will not give you an offer that expires in hours or days to force a decision.
  • We will not discourage you from having an attorney review the agreement.
  • We will not ask you to sign a deed outside of a normal closing.
  • We will not keep calling after you tell us you are not interested.
  • We will not promise a closing date before we have seen title.
  • We will not claim to represent your interests. We are the buyer, and we say so.

How quickly will I hear back?

We aim to respond promptly to every inquiry. We do not publish a guaranteed response time or closing window, because those numbers are usually marketing rather than a commitment. Ask us directly about current timelines.

Do you need to see the house?

Usually yes, at least once. Areas we cannot inspect have to be priced conservatively, so access generally works in your favor.

Is the offer conditional?

Any offer is subject to property review, title review and a signed written agreement. We will tell you exactly what the conditions are rather than burying them.

What if I change my mind?

Before a binding agreement is signed, you can stop at any point with no cost or obligation. After signing, your contract will state your rights, which is one more reason to have your attorney read it.
