Who we are
Home Options WNY is a brand operated by Gray Rose Holdings, Inc., a New York corporation. We are a prospective principal buyer of residential real property in Western New York, and we may purchase property directly, for our own account. References to “we,” “us” and “our” on this website mean Gray Rose Holdings, Inc.
What we are not
We are not a licensed real estate brokerage, real estate agent, appraiser, attorney, accountant, mortgage broker or financial advisor, and we do not act as your fiduciary. Nothing we provide is legal, tax, financial or appraisal advice. You should obtain independent professional advice before entering into any real estate transaction.
No offer
Nothing on this website constitutes an offer to purchase any property. Any offer we make is subject to property inspection, title review, a separately negotiated written agreement, and attorney approval where applicable.
No guarantees
We make no guarantee regarding price, net proceeds, savings, closing timeline, or the outcome of any transaction. Comparisons and examples on this site are general and educational and may not reflect your property, your market or current law.
Distressed property
If you are in default, facing foreclosure or subject to a tax enforcement proceeding, New York law provides you with specific protections, including under New York Real Property Law § 265-b, which regulates distressed property consultants and restricts certain foreclosure rescue arrangements. We encourage you to consult a HUD-approved housing counselor and your own attorney before entering into any agreement with us or anyone else. We will never ask you to deed your property to us and remain in it as a tenant, and we will not discourage you from obtaining independent advice.
Assignments
We generally intend to purchase and close in our own name. If we ever intend to assign a purchase contract to another buyer rather than closing on it ourselves, we will disclose that to you in writing in the purchase agreement before you sign. You will always be told who is buying your property.

Governing law
These terms are governed by the laws of the State of New York, without regard to its conflict of laws rules. Any dispute arising out of your use of this website will be brought exclusively in the state or federal courts located in Erie County, New York. Nothing in these terms limits any right you have under New York law that cannot be waived by agreement.
