Buffalo's housing stock is the whole story

Most of the city was built between roughly 1890 and 1940. That produces a very consistent set of conditions: balloon framing, plaster over lath, slate or multi-layer asphalt roofs, stone or early poured foundations, and original electrical service that has been extended rather than replaced. Two-family doubles are everywhere and were often converted informally over the decades.

None of that is a problem in itself. It does mean that inspections here surface knob-and-tube wiring, 60-amp panels, aging boilers, and basement moisture with more regularity than in newer suburbs, and those items are exactly the ones that complicate mortgage financing.

Buffalo-specific things to check before you sell

  • Certificate of occupancy and rental registration. The City of Buffalo has rental registration and inspection requirements for non-owner-occupied units.
  • Open code violations. Housing Court matters and open permits follow the property and surface during title work.
  • Vacant property registration applies to properties left empty and carries fees.
  • Water charges, which in Buffalo can become a lien against the property.
  • Lead paint disclosure, which applies to essentially all pre-1978 housing, meaning nearly the entire city.
