Three ways people usually handle it

List and hope

Highest potential proceeds. You keep paying the mortgage, utilities, insurance and lawn care until it closes, and you manage showings remotely.

Rent it out

Turns the problem into a business. Works well if the numbers support it and you have local management; poorly if you are managing it from three states away.

Sell direct

Fixed price, fixed date, no showings, no repairs. Generally nets less than a strong retail sale, but the date is certain and the carrying costs stop.

Count the carrying cost honestly

People compare the offer to the listing price, which is the wrong comparison. Compare it to the likely net sale price minus commission, minus concessions, minus post-inspection repairs, minus the mortgage, taxes, insurance, utilities and maintenance you will pay during the marketing and closing period.

In Western New York, taxes and winter heating make that carrying number larger than sellers expect. Six months of holding an empty house through a Buffalo winter is not a small line item.

Practical things that help

  • Ask your employer whether relocation assistance covers any of the sale costs; many packages do
  • Decide early whether you can tolerate a remote listing, because switching strategies late costs time
  • If you go the rental route, line up management before you leave, not after
  • Winterize properly if the house will be empty over a Western New York winter
  • Keep insurance current and notify your carrier if the property becomes vacant

Can you close after I've already moved?

Yes. Remote closings are routine, and we can coordinate with your attorney so you do not need to travel back.

What if my new job falls through?

Tell us before signing. We would rather adjust the timeline than have you locked into a transaction you no longer need.

Can I leave furniture behind?

Yes. Moving costs scale with volume, and leaving items is usually cheaper than shipping them.

Should I just rent it out instead?

Sometimes that is the better answer. If the rent comfortably covers the mortgage, taxes, insurance, management and a maintenance reserve, it deserves serious consideration.
